Yoz People,

Any one planning to to get a property for investments ?

Do you think its a good time now or should we wait for another year or so ?

I feel market is a little high now...
In my personal opinion, property prices might drop come 2013

Hi, what kind of property are you looking at? Are you taking a loan for your investment?

Now it's a 'wait-and-see' time, so I can't see why you should hold back on the good deals you can get on the market.

Unless you are the type who like to cheong and grab only when the price starts going upwards.

Prices may drop in the near future, but hold on to it, and the returns will be reaped. Smile

Agree, I just bought one as well.

The key is how much "holding power" you have. If you can hold it through the tough times, I don't think you will make a loss.

Just my humble opinion.

Well theres always a risk involved when it comes to investment right?

Like what others say, u need to hv that holding power.

Agree . Prices abit high . But I think the main reason why people are buying now is the low interest given by the bank.

Hopefully when the bank raise their interest rate .. Then we will see some good deals Smile

When monthly installment increase by a few thousand then we see fire sales

I was thinking to myself, considering the large volume of land parcels the government put up for sale, volume of HDB and Private to be completed in 3 years time, it is unlikely our property prices will go down sharply.

I expect a correction of 10-15% mid to end next year. Recent sales volume is down but prices remain stable with slight increase. Unless our government makes a sudden change of policy, I don't see property market go bust this 3 years.

i agree with jon L

now is definitely not the right time to buy , if u re looking at investment...

yes.. it will eventually grow... but how long will it take... ur investment will become LOOOOOOOOONG term investment.. cos u have to go thru the cycle of ups and downs...

unless.. ure just gonna buy it and keep for life.. and just earn rent from it, then ull just have to look for a good location....

im not a pro at properties.. this is just my opinion.

Singapore's property sector may soon face difficult times, as Standard Chartered Bank's latest report has stated a bearish outlook for the market.

According to the bank's analysts, prices and rents of residential properties in Singapore will drop by 30 percent over the next three years.

This will be quite a setback, given that prices rose 18 percent in 2010, as Singapore recovered strongly from the global financial crisis. Prices soared a further six percent in the first three quarters of this year.

In addition, the bank expects some problems ahead, such as the unprecedented supply of completed homes coming on-stream and slower population growth due to stricter immigration policies.

"We expect lower population growth and high completions to induce a 20-30 percent decline in home prices in 2012-2014," said the StanChart analysts. "When residential prices went into a four-year downcycle from 2001, residential developers traded at 0.6-0.8 times price-to-book
ratio."

The gloomy outlook came after property developers reported subdued results for the third quarter this year, attributed to lower contributions from their development units.

A similar chart was also given to DBS Customers recently...

But to think again, the driving force behind the high property price - is not locals.

Rich Chinese, Indonesian, Indian are making their way here and buys the private properties with ready cash.

This trend will keep on going strong with the growth of Asia economy (China especially).

It makes sense about the 2013, but also in 2014 and 2015, there'll be many newly TOPed property - over supply.

But it's really hard to tell now.

most rich n clever ones already liquidated chinese property n buying into spore becos here its min 99 yrs leasehold compared to china which is 60 yrs.

other key adv of spore is the abolishment of inheritance tax.

until govt reintroduce this tax. hot $ will continue to come into spore. eg Jim Rogers, Jet Li

Yes, the market is high at the moment but do buy with a plan... buying for rental yield is only one way. One can also look at overseas property, for example, NZ, when you purchase a NEW property in NZ, its a direct contribution to getting a PR which requires just $1.5mil and subsequently citizenship. During these times, while you are getting rental income, even dollar you are contributing to NZ, you are gradually achieving your PR.

This is just one example especially for those looking for a place to retire...

Commercial property is another but its little(good ones) and expensive now.

Our economic cycle is getting shorter and shorter all the time, the financial system has a "big hole", its important to know where we are investing and what we are investing and if they have resale value in the future. IF, only IF a buyer is to purchase a property now and sell 4 years(not to be penalize for paying SD) later just to make $100k(yes, there is profit but to wait 4 years?)... then its not a good investment. Always buy with a plan cos there is no way we can fight the economy(its good to know, but dun get "sucked" into it)... there are lousy news every single day that will deter you from making the right decision.

For those who believe that the local property market will continue its bull run, what those analysts said about property is about to turn into a bust cycle are all cconspiracy theories. What is property cycle? What is global economic outlook? What is cooling off measures? What is possible increase of interest rate? What is supply and demand equilibrium? These are all aliens words without meaning....?

The bull will tell you what support a bull's belief -

- Due low interest rate environment -mortgare is affordable with postive cash flow from rental income

- Hot money from China, India, Indonesia, the West (quanititive easing) will and continue to flood the property market seeking high returns

- High population rates within the next few years to absorb whatever suppy the market has to offer

- This place will atract and continue to be a rich man playground

- Government will not allow the market to collapse as too much at risk, not being able to be elected next round

- Even if market drip 10-15% on speculative area, more people waiting at the side line now will rush in to buy at the cheap and price will continue to rise. Even if price really drip, it will not affect areas with more owner occupy property as everyone need a roof over their head

- This place has finite land size, meaning land will get more & more expensive

The bull theory will goes on ....................

Jon. the fearless bull may even goes a little further to tell the bears that they are cheapo fellows who hae no money but waiitng impatiently for the price to drop so that they can get a bite of the hot potates.

A bull will only believe that property price will rise to eternity... Very Happy
