There's only so much land left in Singapore.

My take: buy wide not buy up. Funny how my tummy agrees Smile

Thats the issue TS...
With only so much land left in SG, would it be wise to buy a Condo?

Or from an investment point of view... wouldn't it be better to get a Terrace/Semi-D?
I will not add in GCB cos the prices are just freaking ridiculous right now!!!!

Yup, that's what I meant. Buy wide, i.e. buy land. Not buy up, i.e. don't buy condo.

Prices to drop by 30% in 3 years?

so would be home owners now continue to pay rent (if not staying with parents), save enough money (if there is any much left after paying rental) to pay for downpayment then buy 3 years later? what will the interest rate environment be then? Effective rate 5%?

Can they get the same property at the ideal location that they want 3 years down the road?

IMHO, if for own stay, you like the place, you like the location, you can afford it, BUY IT.

If for investment, so long as you do not have to leverage up to invest, BUY IT if rental yield beats the pittance fixed deposit interest rates right now.

Just my 2 cents worth

Property is one of those things which is painful in the short term but hopefully more rewarding in the long term. Yes, prices may drop... but with limited land mass, I doubt it'll drop too far or too long.

My 2c. I'm not in property. Just kaypoh.

Where's chocoman when you want him?

property will drop, but those on the market will be the 'no so hot' property. The 'lousier' property will be dumped resulting in some 'bargains'. Decent buys but nothing fantastic.

The good stuff, ppl will hold on till the next property boom.....just collect rental at the mean time.

For those who are hungry for a place to stay....

Just giving everyone here a caution about what you can possibly face in MY. Some of you would probably say that it can happen anywhere but it does happen more often than not in MY.

So, do check the track record of properties developer in MY and ensure that they are those that can complete a project and do so in capital that it wont go bankrupt the next day..

Off topic i know, but i can't help myself.......

From thestar.com.my:

Lai Kam Lian, 62, the mother of MyFM deejay Royce Tan, was stabbed multiple times at her home in Taman Sri Segambut on Thursday.

Lai's family is in shock over her death as they thought their home had adequate security measures to deter criminals.

Her husband, who only wanted to be known as Tan, said their house had CCTVs as well as spiked fences.

It's a sad state of affairs when the residents live in cages and the criminals are free to roam around....

WTF?

Some are armed with knives. Others sit in positions of power.

Many unreported stories about investment in JB turning into nightmares. Robberies from what I heard are mainly from illegal immigrants from Indonesia and still quite rampant. Not sure if this is true but I do believe there's some truth in it. The security in JB is very much lacking and still like "Cowboy Town" like what our LKY said some years ago. That statement still stand, unfortunately. I am now really in 2 minds about investing in a property in JB.

Maybe other states are safer, I hope.

Part of the reason why JB is unsafe is partly because of us Singaporeans...

We go over with the ego that our currency is strong and blurt things out like "Wah... So CHEAP here!!!" Must buy everything like no tomorrow...

The cost of living in JB is higher than that of KL...
Such being said with the level of wagers that the locals earn or illegal immigrants earn...
I would not be surprised that the crime level remains high...

Agree to a certain extent. One or two of my friends used to say such things when we are having either breakfast, lunch or dinner and I have to sternly remind them not to say so openly. It's quite unnecessary to make such statements in other people's turf and invite potential robberies and other snide remarks.

Spot on, mate.

It doesn't help that the authorities appear overwhelmed by what's happening around them and either can't (or don't want to) take any action to fight the onslaught of crime.

I do agree with Jon. Many Singaporeans think that JB is an extention of Singapore, except they do all the thing they do not usually do in Singapore. E.g. littering, spitting smoking in air con places. Believe me, I have seen a number of huge Singapore cars parked at a Jusco.

All these people do not know the risk they are in.

Then again, almost all border towns in the world are facing the same problem. Malaysians are doing the same thing in Thai border town. Was in Medan last week. due to its proximity to Penang, I see many malaysians there shopping and eating . They even have golf packages in RGD targeted at Malaysians!
